How Long Does Crawl Space Encapsulation Last?

The liner and wall insulation last decades. The moving parts do not. Here is what to expect from each piece and how to keep the system working.

What shortens the life

Thin liner

A 6 mil builder sheet tears in a season. 10 mil is the minimum for a real job. 12 to 20 mil is what you want if anyone will crawl on it.

Skipping drainage

Water under the liner floats it, breaks seams and pulls it off the walls. If water has ever pooled in the crawl space, a drain or sump belongs in the plan.

Other trades

HVAC, plumbing and cable crews crawl on the liner and sometimes cut it. Check after any work under the house and tape any cuts.

No maintenance on the dehumidifier

A simple yearly check

  1. Read the humidity. It should be 45% to 55%.
  2. Clean or replace the dehumidifier filter. Make sure water drains.
  3. Pour a bucket of water into the sump. The pump should kick on.
  4. Walk the liner with a flashlight. Tape any cuts, press down any loose wall edges.
  5. Check the access door seal.

Most Charlotte crawl space companies warranty the liner for 10 to 25 years and the dehumidifier for 5 years through the maker. Ask whether the warranty transfers to a new owner and what yearly service, if any, it requires.
