First, rule out a leak
If the water is there when it has not rained, or it is warm, or it smells, you may have a plumbing or drain line leak. Check your water meter with everything off. If the dial moves, call a plumber before anything else.
What to do today
- Do not run a household fan or heater down there. It does little and can be unsafe near water.
- Turn off any electrical outlets in the crawl space if water is near them.
- Check where each downspout drains. If any dump next to the foundation, add a cheap extension to carry water 6 to 10 feet away.
- Walk the yard. Look for soil sloping toward the house, low spots by the foundation, and clogged gutters.
- Take photos with the date. Useful for the contractor and for insurance.
- If there is more than an inch or two, a specialist can pump it out.

After the water is handled
Once the drainage works, the crawl space is still damp and probably has wet insulation and some mold. This is the time to replace the insulation, treat the wood and lay a proper vapor barrier or go to full encapsulation. Doing it in that order means you pay once.
Will insurance cover it?
Groundwater and rain seepage are almost never covered by standard homeowners insurance. A burst pipe usually is. Read the policy, photograph everything, and ask before assuming.
