How to Tell If Your Crawl Space Has Mold

You do not have to crawl the whole space to know. Most mold gives itself away from the door, or from inside the house.

Signs from inside the house

  • A musty or earthy smell, worse after rain and in closets
  • Allergy symptoms that ease when you leave home
  • Cupped or warped hardwood floors
  • Indoor humidity that stays high even with the AC on
  • Mildew showing on baseboards or the bottom of walls

Signs from the access door

Open the door and shine a bright flashlight along the joists. You are looking for:

  • White, fuzzy patches. Often the first stage. Sometimes mistaken for dust or efflorescence.
  • Gray or green spotting across the underside of the subfloor
  • Black streaks or patches, common near the outside walls and around ducts
  • A dark line on the joists where wood has been wet for a long time
  • Insulation that is sagging, dark or spotted

Mold or something else?

Efflorescence

White, crusty, powdery deposits on block or brick walls. That is mineral salt left by water, not mold. It still tells you water is moving through the wall.

Dust and cobwebs

Gray and fluffy but dry. Wipe it. Dust comes off clean. Mold stains the wood underneath.

Sapstain and old lumber marks

Blue-gray stains that were in the wood when the house was built. Not active, not spreading.

Do the wipe test

Wearing gloves and a mask, wipe a patch with a damp paper towel. Mold smears and often leaves a stain. Dust and salt come off clean. If in doubt, take a clear photo and send it to a specialist.

Do you need a mold test?

Usually not. If you can see it and the crawl space is damp, you know what it is and what caused it. Lab tests are useful for insurance claims or health cases, not for deciding whether to fix it.

What happens if you leave it

Mold itself does not eat structural wood, but the conditions that grow mold also grow rot fungi. Over years, joists soften, floors sag, and repairs jump from thousands to tens of thousands. The moisture also invites termites. Fixing it early is far cheaper.
